If you ever need to use the rental income to qualify for a loan - you will want to make sure you claim it on your taxes, deposit it consistently, and have signed lease agreements.You don't have to open a separate account, but it will be easier to reconcile.

A customer base that actually consisted of these individual people, and not conglomerates and the government Since most individuals, as you said, can't afford their own healthcare (largely for the above stated reasons) they are not the consumer base that insurance companies have to cater to.
