Do I record this in my 2023 or 2024 taxes? 

I added a basement apartment to the house, redid the landscaping, and have taken care of some deferred maintenance on the house.

How do I go about handling this situation?

If it's an owner occupied unit sometimes I've found the big players like state farm to be pretty competitive on price. 

We don't want to install another furnace as we just spent well over $1000 on the mini split.

Joined BP because I am eager to learn and soak in as much information about the industry to assist my future clients on their investment properties.
