We settled on 150k, a little higher than I hoped but all I was aware of it needing immediately was a new boiler heating system for the second floor unit (as the current one has been broken for 15 years and the current and long term tenants have been heating their unit with space heaters ever since), and a spring porch rebuild.

I see the renter leave and just abandon the dog.. i have seen them stake the dog in the back yards with no water in 100 degree heat no shelter.. its animal cruelty that these owners for whatever reason seem to have to no regard for common decency and Ptts tend to be the dog of choice for them.

Also, if the unit dies, you will lose heat and hot water both at the same time and have to repair/replace the entire system.I would stick to a traditional boiler and water heater unless space were a factor to consider.
