Now I say that and I did a 7 lot one in North Charleston that I got through in 4 months.. but the lots were on a paved street with city sewer and water.. if you have to build infrastructer it can take a year to put plans together and get them approved.I think being a land ACK person for a big developer or builder would also teach you a lot with getting paid to do it.

I used to be in this field and recently switched my accounts to a company called North American Power. 

Tampa for 30 years and from the first days here, I have considered everything on the East side of I275 Hwy running North from Malfunction Junction, downtown, to be War Zone. 

I do not have much experience small multifamily however I can tell you is that there is a target area that you should try to stay within which is all of the surrounding highways (202 North, 101 East, 60 South, 143 West).

Maybe even slightly east of University north of University.

Does anyone know of land (preferably raw/unutilized) in North Central MA, Western MA or Southern New Hampshire that is rent-to-own or for sale that can turn into a rent-to-own agreement and that can be zoned for residential and/or commercial (preferably BOTH) use?

In addition, more people are retiring every day, which is also a good thing for the southern markets as baby boomers from the north seek a warm place to retire.

I love the north state and I have been looking into investing there.

We've since moved it onto an off-grid property above Marble, CO with the Maroon Bells - Snowmass Wilderness within walking distance to our north and the Raggeds Wilderness within walking distance to the south.
