Looking For Rent-to-Own Land (Preferably Raw/Unutilized)

Does anyone know of land (preferably raw/unutilized) in North Central MA, Western MA or Southern New Hampshire that is rent-to-own or for sale that can turn into a rent-to-own agreement and that can be zoned for residential and/or commercial (preferably BOTH) use? I initially plan to use the land to place a steel storage container on for storing equipment and tools used for my business. Eventually, if legal, I plan to build a home from the same steel container as with the storage, and possibly expand with additions as time goes on. It will only be me who lives here, should I even be able to. I currently am on a budget of a few thousand at this very moment, though will have steady income soon. If anyone has any suggestions or information on the steps to go through with this plan, please share your feedback here. Thank you.
