Agree.If there is damage by a tenant (smoking, candle wax, crayon, etc), it's on them, but normally it is wear and tear for the landlord to cover.The first thing we do when we take possession of a unit is assess whether painting is needed, and full or partial.

I know there are a few guys on here who have stated that they got waxed simply trying to manage one of their own properties so like I said I hope it goes well for you, and at the same time be careful.

Yes you are supposed to have the black mill underlayment.You staple it down with a staple gun.If you take the toilet off check to see how old the toilet is.Might be time to replace it.If not check the toilet bolts,all internal parts,new wax ring,etc. before putting back on after the floor goes down.

They apologized for the smell that was coming form the candles and said it wouldn't happen again.Anyways so I was wondering if it does happen again and I call the police, could they enter the apartment with just smelling it or would they need more evidence to enter the apartment?

most of the time it's cheaper to buy a new item than to store this crap. i just store plumbing replacement parts, one of each... toilet guts, wax ring, garbage disposal, etc.
