In my opinion, the only way to manage risk is to not invest all/most of your money in any one year,  but instead, spread it out over multiple vintages/years.

Are these vintage leases and the seller is selling because they know the tenants are fixing to hit them up for a rent reduction soon or the tenants will jump to another property??

Fill the house with haunted mirrors, creepy dolls, vintage music boxes, china figurines, photograph them in place, and you can rotate new  furnishings in an out every few weeks as you sell the old ones on eBay.But the bulk of your revenue is going to come from Airbnb, where you will loudly and proudly advertise your haunted house experience.PEOPLE WILL COME.

Break out of the reno blahs by adding or retaining vintage details.

If I paid cashola for a vintage NASCAR race engine building class with Smokey Yunick (RIP), then I know it would be worth every penny.

It wasn't working that well, BUT it inspired a new business, where I acquired a bunch of vintage furniture and then started renting it to brides getting married or photographers.
