Unfortunately most investors focus their time and resources on preparing for the liability event rather than proactively operating their businesses in a manner that prevents the liability event from occurring.

One learns very quickly and unfortunately usually the hard way that cash tenants are a huge gamble and that section 8 is the only way to find healthy, consistent, positive cash flow in Detroit and many of the other inner cities accross America.

Anything much more than that price without way more value-add than I'm comfortable with on my first deal (I'm also not very handy unfortunately) makes it difficult to turn it into an at least break-even LTR when I move out. 

Reach out to their marketing dept to get an agreement, (yes and pay a monthly fee unfortunately).

It was a cluster of a problem getting one due to circumstances beyond my control but I finally found a good one.
