The fee structure in PM is so complex just looking at other companies and my own lolIt would be nice simplifying it from a consumer standpoint.We rolled out a monthly flat fee and thus far investors like it.Might completely transition to this model eventually.But all in all PM's have so many different fee structures for the various markets, asset and property types 

Making the transition from an employee to a business owner is very hard work but rewarding in the long run.

I would not be too concerned about the STRs because from what I am seeing with the STR owners transitioning to LTR, most of them want to rent it furnished as a LTR and charge more than market rent.  

I've been a long time long term buy and hold (multifamily) investor and recently transitioned to Short Term due to the market that I'm currently located in!
