I've been outbid on a number of houses by banks. 

Hard money lenders are much more like banks and come with many restrictions, requirements, due diligence, fees, etc.

Shop around for debt to see what is available and model the various structures to see how the different terms impact performance.The tradeoffs will be fixed vs. floating rate, conventional vs bridge vs CMBS vs bank vs agency. 

The only issue appears to be the missing breakers and it being turned off by the bank.

You also don't need to do a traditional long term strategy, is there a draw the  area that playing host to a traveling nurse or other professional/student would be interested? 

We also have a bank account at a smaller Chicago community bank, but there technology isn't as good to be honest.I think @Jonathan Greene's main point is don't step over dollars to pick up pennies. 

Bank related issues can be prosecuted for 10 years.

They send over 3 months of notices from the bank. $10,000 has been collected by the lender and is in an “unapplied” status due to the short payments.

It wasn’t ideal, but it was the only way to keep the deal alive.I made the drive to her small town, met her at a local bank, and had the paperwork notarized.

These rates of return surpass what bank-provided bonds and stock dividends offer.
