A condo is tougher to rent bc people may be trying to avoid the apartmentfeel or have dogs or kids or whatever and want more outside space.

AS ALL commercial brokers goals are to double end these deals.. commercial brokers do not share like RESI brokers do.. much tougher bizz..

Buy and Hold properties that are kept for 10, 20, 30 years will naturally sees up and downs in the market, but I feel that during tougher times more people will be leaning toward renting anyways, making the buy and holds - if purchased for the right price and in the right market - still a cash flowing opportunity.

I could create one by zip code for flippers as well if you think that would be well received. i think school district might be better. it's a little tougher for sold price though

Also, it's tougher to get close to 100GRM (although you suggest 85, although I believe there's a time gap between purchase and today's rent, and so your GRM was probably higher at the time of purchase).

The tougher your criteria (i.e. its easier to find deals at 75% LTV then 65%, etc). the harder it will be to find deals.

It is possible to wholesale a short sale and has been done frequently, but the banks are less forgiving now and it is tougher to get material discounts.
