Hey @Andy Yu - echoing what @Eric Hajdu brought up, your best solution for a quick fix is likely going to be to offer a buyout money or cash for keys. 

They are both in private communities with plenty of amenities to offer all year round.

You would want to offer less and then negotiate concessions after the inspection.
