I've considered doing Tiny Houses for the same reason.

I think it is easier to find a deal if you are house hacking since your deal doesn't need to be a home run; it just needs to be better then the alternative (paying rent).To be completely honest the loan officer never clarify why I got pre approved for 300K and when i got into a contract for 268k and we were ready to close they said I was 800dollars off.

Also I'd say the first step before you get too far is sit down with a great loan officer and let them run your credit and look at your tax returns and assets and come up with the best gameplan for your situation. 

Contact your county tax assessor's office to learn how to find this information (it's usually online and easy).Talk to the neighbors.There are paid apps that may include contact information for specific properties.

Think of yourself living in the rooms, not for style, but is there enough space (ie don't buy a place with lots of tiny rooms).
