@Robert C.I specifically talked about landlording issues because in my view this website really does have a gaping flaw -- it doesn't do a good job offering quality rehab advice, and some of the people in the forums who regularly talk about their "rehabbing experiences" are probably really good at picking out the most expensive vodkas in blind taste tests but should be beaten with a good thick stick every time they get a random urge to write something about power tools.But I do think that sooner or later, you get to the right answers about LLing here at BiggerPockets, and you get to them faster than trying things out on your own and paying for your own lessons.

You pour it on crazy thick, use a hairdryer to get the bubbles out.

@Jay Fradd - (1) I wasn't really planning to bank on appreciation, although I do generally like my cake with frosting, especially if it was glopped on thick two years ago.

The first basement also has a 1950's 15x20 cement bunker with an 8 inch thick ceiling slab.

Without knowing much about your property or location I'd say a decent thick LVP with foam backing is a reasonable alternative to tile but the substrate needs to be very flat for either of those so preparation is key to a good result.

Occupancy DetectionBasically, automate what you can and maintain a thick skin for the rest, and you will be just fine. 

I know lots of investors with thick foreign accents.

They are really small.. only a couple of inches thick.  

I use 650 thread count sheets from Sam's Club and also use their thick, fluffy oversized bath towels (and hand towels and wash cloths.)

Tells here there was a towel left hanging on the bathroom door with a hair on it, there is thick dust all over the ceiling fans like it hasn't been dusted in forever, their is dust elsewhere, floors are dirty, something else I can't remember and that the bed in the master bedroom was so bad they can't sleep on it and has never slept on a bed that bad in their life.We happened to be in town 10 minutes away.
