The hotel industry is lobbying against them (successfully in Hawaii).

So the path is clear, you lobby like your life demands on it, because it does, to politic your way to STR destruction. 

A couple of the main reasons being that virtually no townhomes in vacation communities have garages and that is a space you can and should use to your advantage to place gaming tables, turn into a mini movie theater or just make highest and best use of it.

You want to be near entertainment, restaurants, etc. that draw.Chandler downtown has done very well the last ten years or so, attracting restaurants, a new theater, coffee shops, etc that would make that area attractive.

After close, I lease optioned the larger of the two buildings and am turning it into a shared workspace / meeting room / conference room with eventual plans to turn it into a small, local theater in back.

I am skilled in rough and finish carpentry, drywall, electrical, interior design and light architectural renovations having spent my career in design/build, theater/film sets, and also assisting friends with small home design projects. 

@Ben Morrow I have a 26BR under contract for a client; we got multiple projections from local property managers, most averaged in the low- to mid-$600s and they lobbied pretty hard to get it on their respective programs.  

Hopefully we can see a bit of cleanup once we get get problem people out of the units.Up by Ivory Theater and up Virginia and north of Loughborough is more of the sweet spot, but then you get gut rehabs that won't pencil out a return better than investing the same amount in VTSAX.I see properties being mothballed in the area closer you get to the casino on the city side.

So I had a lot of misconceptions about Ytown before I started driving and researching back in 2016.Covid did a number on malls, theaters and things like that.

Regardless, the shows are a lot of theater.
