After reading a few forum posts about the Seattle market and seeing a few MLS listings for multi-family homes, it seems like people are recommending to buy properties out of Seattle proper due to strict regulations for renters and price increases.I was originally looking in areas such as Ballard, Fremont, Wallingford, Greenlake because of the influx of technology employees such as myself but it seems that majority of these areas have increased prices and strict regulations.

We have to install on all our permitted renovations, and have had zero issues with bathroom moisture since using them.Not sure how that'd work in a whole house situation, but something to consider if you decide to seek a technological solution.Good luck!

There are plenty of reasons for things to not work out.Agree you should meet the applicant first, but think you could meet them and they could see the house via Facetime or other technology.

Many of the tenants have very little technological know-how, so going to a strictly digital management solution is likely not a great option.We are trying to start expanding over the next year and are looking to outsource some of the property management as we want to start getting some real estate qualifications and also seeing and offering on new multi-unit or small residential places.

There incentive is to keep units occupied at the highest rent reasonable... pretty similar to yours.To identify property managers, I recommend starting with their leasing departments.A good PM should have the ability to take good pictures, create compelling listing descriptions, utilize technology (online applications, social media campaigns, etc.,) and have a leasing team that you can get in touch with and is flexible to schedule showings.
