Do HOA dues effect home value?
5 June 2024 | 6 replies
I can't speak about if HOA fees affect home prices, so much as I can mention that some buyers specifically look for no-HOA properties, or must factor in the HOA fee when deciding what monthly mortgage payment they can afford. If a buyer's finances are tight enough that the HOA fees make them question if they can afford the property, then they're probably not the right buyers. Some of my buyer clients just want to be in xyz neighborhood, and the HOA fee is just one of those things they know comes with the territory.I serve Pinehurst, NC, which is internationally known as a mecca for Golf enthusiasts.

Tenant behind on rent - Terminate month-to-month lease or evict?
4 June 2024 | 2 replies
I normally advise my clients in Florida in this situation to:1) give proper notice of non-renewal, and at the same time,2) give notice to pay.If tenant doesn't pay within the notice period, file eviction, and the non-renewal notice serves as a "back stop", if you will, in the eviction, in case you needed to amend the complaint to add that count to the action.

How do you market to buyers in Smaller Towns?
4 June 2024 | 3 replies
Locking up properties that will be hard to sell are a punch in the gut for the sellers so you have to step back and think, are these worth locking up or would the seller be best served listing with a local agent and getting out, without you in the middle. It sounds like these are ancillary to your territory and usual buy box and that usually means you don't need them.

but because I also practice IBC, that I would be max funding a whole life policy NOW so I would be storing my cash in a more beneficial location than a HYSA, can leverage the money no questions asked for any future investments you might decide on YET still earn interest and likely dividends on the cash value, flexibile repayment terms, and protections on the backend for you and your loved ones. Not to mention tax deferred growth and a future tax free income stream of dividends up to your basis.Could also serve as a 529 equivalent (didn't see it above) for your children if you didn't put policies on them.Without knowing all the details it's hard to say.
