I stay positive, and tell myself there's always rain before the sunshine. 

More sunshine and less rain here.  

It is not always rainbows and sunshine, especially for beginners.However in 30 years or sooner, when you are done with mortgages, u still have a house.

For example, here in MO, there is the "Sunshine Law".

This is true sunshine for the bank has foreclosed the property and taken back the title!

Prices NOT increasing in many parts of Maricopa county but I still like the median home price range (unlike CA) and it has the most important thing to all the babyboomers looking to move (from CA and cold weather areas) --Sunshine and warmth.

With the right deal, you should be able to live for free in the sunshine state :) Plus you'd be able to learn all the land lording skills you are looking for.

I will first say that I am a conservative investor, so someone coming from a different risk tolerance will feel very differently.I believe that we are late in the cycle and as a conservative investor I care much more about preservation of principal than projected return.Sponsors that got their start after 2009, have only experienced the sunshine of economic expansion when it is very easy to make money if someone is only halfway competent.

It certaintly ain't sunshine & rainbows all the time.
