I’m curious to see if anyone has any experience in this sort of subject as if it would be easier to buy a home with a building already on it then ask the township for a permit or if we should continue to look to buy and build.

@Bob Gruenig, what @Chris Tracy may be trying to point out is that if you are creating a LLC and bringing in other passive investors into that LLC, your LLC may be subject to securities law.The easier option would be to let each individual come into the syndication's LLC directly.

You'd be selling it for about $200K more than you bought it for and that would be subject to capital gains if you haven't lived in it for the last 2-3/5 years.
