Look into El Sereno, City Terrace, Lincoln Heights (near Cal State LA) .... and Inglewood (because of new stadium).

That said, with the expo line, proximity to downtown and freeways, plus the coming Inglewood Stadium, and later olympics, leads me to think that an ARV of 650k is not unreasonable, but I would expect it to be a better hold than flip.

They have been very brutal with AirBnB....and that's allowed only in a very specific area near the stadium and probably requires a license.I don't think your renovations probably add value to most people.....it might to you for your situation, but typically when you start adding spaces and rearrange the layout it just doesn't make sense to most people.Not impossible, but very few PMs want to take on boarding homes....so you will probably have to self manage.Make sure home is not in an HOA or if it is, know what the HOA rules are.
