I probably need some types of pest control ie termite spray once a year.  

Then a fresh coat of paint applied.We are really pressed for time here and I'm thinking of just spray painting over the exiting surface with a high quality, rust resistant spray paint.Do any contractors know how long it will last and if I'm just being foolish cutting corners?

Spray it on the area and it will die.  

Having the entire unit demoed makes it very east to paint with my spray gun (just tape up the windows and the paint can get almost ANYWHERE!).

It's a spray that is just a couple bucks per bottle and I found eliminates both smoke and pet smells. 

Don't know if sprinklers will work in your area.The skunk spray idea in the dumpster sounded pretty good...along with locking it.

I'd spray it (no brushes) or rip it out and redo it with new MDF trim pre primed.  

The management has sprayed/bombed/fogged every other day for a week.
