Now that the property is doing rather well on it's own and I don't need to push as hard, I have heard friends and mentors they they run a FB "drip campaign" to "keep the flywheel spinning", so to speak. 

Not insurance and not an LLC.People spin all kinds of tales about no real separation and the corporate veil being pierced and yes that could happen IF you are doing the bad things you described BUT why would you do those things if you knew not to do them? 

I simply want to pay my monthly HOT taxes for what I will owe but I'm spinning my wheels as is.

For reference, I used Schedule 40 to the valve boxes, then poly to the heads. 1" for rotors, 3/4" for sprays and the soakers in the gardens.

There is a million ways to spin "investing".

I'm trying to figure out if I should pursue the deal or if I'm just spinning my wheels.  

If you just cover what you have and paint, you're leaving moisture inside the walls that will eventually rot or mold.  

Inevitably, few people want to just answer a question and instead will inject their own spin on what they think you need to hear.

They have it for both new construction (where you screw cross bar to joists) or remodel (where you make a normal box hole and then spin the bracket and it extends until it grabs the joists.

I planned on lowballing anyway but didn't know if this added a different spin to things?
