If your market really spikes, you don't want to be stuck at the $875 next year.

Heck, just the awareness by a contractor that the agreement/contract was memorialized via audio, may in and of itself be reason for a contractor to "perform" instead of digging his heels in and posturing in an attempt to change the terms of the agreement at "crunch time", or worse, not performing and then seeking redress through small claims court, mechanics lien extortion or who knows what. 

Forget the hype and do your own investigating and stay away from drinking the spiked koolade...... : )Plenty of cheap houses to buy just be sure that you don't have to get tons of different managers with the portfolio as that is a logistic nightmare of epic proportions.

I read an article in the ABQ business journal that foreclosures rates are spiking there.

Hello BP family, I am writing you because I believe I am on the heels of my first wholesale.

We've exhausted all the usual channels: cragslist, postulates, MLS, rent.com, uloop, and of course being syndicated to all the zillows and trulias out there – even some of the more local listings like chapelhillrent.com and Daily Tar Heel (UNC publication), but nothing is coming through other than the regular spam through craigslist.

So, if the market spikes or craters, I hope to have the disciple to rely on dollar cost averaging to meet my long-term goals.I think real estate is well poised for growth over the next 4-8 years.

I've been wondering what the net effect is going to be from the recent spike of investors entering the market.I dabbled in the stock market in the late 90's but couldn't get comfortable with the fact that I couldn't control my investments.

Good to be pretty well heeled to do that IMO.

The longer he remains, the mire he is likely to dig his heels in and expect to be "bought out" despite having possessory interests only.Good luck and let us know about the final outcome.
