Hello, I have purchased 4 different asset manager lists over the past two years, but three were ineffective with outdated information and many email bounce-backs or returned mail.The best list I found was at RealEstateTargetdotcom; I did a successful snail mail and email campaign, and picked up three new banks and an account with LPS.I also cross referenced names on the list to see who was attending or speaking at various REO conferences, and made efforts to meet asset managers in person.

And I'm speaking as a Contractor....

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

Ask to speak with some of their current owners and current/former tenants.

@Jordan G. if you're not putting any bedrooms down there, generally speaking you should be allowed to finish a basement.

It may also help keep the litigation target off your back.As always, check with your competent legal counsel--not all attorneys speak fluent "trust function and formation".

I've been looking at off market properties in Austin TX and the surrounding areas and have seen that due to the high demand so to speak in this area the prices for a BRRRR property would mostly be around $300K or more, with the exception that I've seen a few properties in the low $200Ks.

@Ryan KonenOne that we believe goes overlooked is courage and the courage to speak up if you have an opinion as well as be open to feedback.As a ceo I am not perfect and do not know it all, If someone disagrees with me - then say it - and know there is not a backlash or repercussions for disagreement.

I would take a look at a couple different things, at least speaking from a tax perspective. 

Financially speaking the issue is that deferred capex will exceed cash flow over time.
