Ok, I have a unique on that I feel trumps them all as of yet;Power maniac nazi cities who confiscate rental property (yes, that is correct, confiscate, as in take it from you without paying for it) for the actions made by the tenants, regardless if there inherited tenants contractually forced upon you by the same city, who refused you evicting them FOR THE SAME REASONS!

i've been trying to tell you this isn't a cashflowing property..if there isn't much upside on the appreciation (which i really don't see, as it looks like you're getting into the market after other investors have discovered your boom), then there's no point in taking on a break even or negative cash flowing property..you are seriously underestimating expenses...

cant get old style to pass that much.If soffets cant be opened for air intake there is a special vent you can shingle into roofI have seen roofers do a real hack job on new roofs, careful who you hire.
