but would i liquidate all my assets and buy a bunch of random LTRs and try to max out 'cash flow'? 

Lemons and lemonade.I'm not entirely sure about the specifics of your inspection program, but Louisville is suggesting random inspections for rental properties that are already leased to tenants.

with 20K you could probably buy a random investment property in the midwest. 

Of course we didn’t have as active of a BP, social media, etc. scene back then.

And when know what your doing and striking out on own is an option, you will have the knowledge of how-to vs following what random persons online randomly say. 

Hes one of the bigger " players" in Ft Myers, also owns ( I assume still does) Social, top " clubs/ restaurants there.
