I've traveled a LOT of this country, and a parts of many others, and if a dude in rural Guatemala has a smart phone, then you have no excuse for not running your business with technology, leveraging it to your advantage, and taking yourself out of the equation as a barrier.  

I’m thinking of trying to find a relatively inexpensive cleaning service and manage the rest from a distance via smart phone/locks and such.

There are great software options that allow this as well as kiosks and other hardware, but the smart phone is becoming the kiosk in your pocket.

You can do a video walk-through (just record it on your smart phone), and post it to a private YouTube channel, as an unlisted video (only the buyer's list you send it to would be able to see/find the video) -- minor disadvantages of that are, you lose the sense of urgency/competition by having multiple buyers show up for an 'inspection' at the same time, and you also might not be able to show, in your video, something that a potential buyer might want to see in person. 

It wouldn't be a value add deal, but can't beat the cash flow.They're easy to manage, too - you do not have to be local, all you need is a great housekeeper and a smart phone.  

There are probably a dozen other smart phone apps like it.

I would not go more high tech then a battery non internet lock because when you get into the smart phone type locks like August and nest in a situation like this the online ability to track entry and exit may introduce questions regarding who can access that information.

Not everyone has a smartphone to check emails 24/7.Im a noobie as a landlord, only <1 yr experience.
