This seems very incorrect to me as the property would be a capital asset with depreciation deductions taken over years, yet the agent insists that he is correct and that this is a common practice for RE pros.I trust the agent but just think he is ill-informed and/or missing further details regarding his proposal, though I am open to the possibility that I may be missing something as well.Can anyone shed any light to help bridge the gap here  ?

I've added value to the property by painting, replacing light fixtures, multiple ceiling repairs, shower repair, replaced toilets and vanities, replaced wood rotten side door with glass door, demolished an old shed to create more yard space, a/c repair, Heat repair and more .

For depreciation on one of the properties, I was planning on separating/segregating carpet, floating LVP flooring, cabinets, dishwasher, microwave, oven, and a shed as separate assets from the building and using 100% bonus depreciation to deduct fully this first year.

Just to add...I'm fixing/flip in highly competitive Tampa Bay(Pasco/Pinellas) and one thing I've done that has shed light on what's happening when losing offers is that I've been keeping track of of each property from my offer to the actual sale.
