For me, we have several employees that respond as our avatar with guests through our PMS system.

If heat goes out in the winter we drop off several units, so they can be placed in different parts of the house - including every room with water like kitchen and bathrooms.We also have dehumidifiers, carpet blowers, shop vacs, puddle-sucker pumps, extra hoses, extra sump pumps with battery pack, squeegees, and portable AC units ready to deploy. 

I would not expect a meaningfully lower rate and pmt for likely several years.

The way that I have done this in Costa Rica has been to bring in several partners on a high end luxury property who would like to own a part of a property that they can use and enjoy but that they don’t have to manage by themselves.Each of the properties that I own are at a million or higher or will be soon. 

I know several investors who buy many of these properties.

The #1 determinant is the Tenant Pool.If you don't believe us, try putting several Class D tenants in Class A apartment buildings and watch what happens.

While the property's location was desirable, it was evident that the house had been neglected for several years.

I did the same thing several years ago, but for very different reasons. 

That in itself is several felonies relating to misrepresenting information on tax returns and because if the markeitng people are 1099 they are a separate company and would need to possess a Broker's license to market for RAD.
