Look in the phone book under circuit courts and you will find a number for probate court.

With a bit of research, it’s pretty easy to figure out who owns the property, their home address, phone number, and sometimes even their email.

They never returned phone calls.

Forget trying to walk them through a simple repair over the phone, to avoid sending a ServiceTech and saving an owner money.

Make sure every phone call with your brokerage is recorded (two party calls only or make notification of recordings if more than two parties involved) and every email and text is saved.

As to your numerical goal, you can certainly exceed that (and ultimately by a large margin).Most would-be real estate investors get distracted along the way but have lots of smart phone apps.
