Larger institutional players are now doing build to rent communities as well.The financial modeling for these projects would need to be built custom for the specific use as you will have various scenarios to model like finished lot scattered infill, finished lot subdivision and raw land and or unimproved scattered lots.

Seller financing is extremely common allowing for huge returns on your money. my point is there is a lot of management in small parks so you lose efficiency of scale when they are scattered all over the place.. compared to buying a 50 to 100 unit park.

I’d make the sacrifice of being 2.5 hrs away in Tampa or another market if it made enough sense, as I could house hack for a year and pivot from there if needed.So I guess at this point I am just putting my feelers out there and looking for any general information, advice, insights, ect. on investing and house hacking in and around these markets.Or anywhere within an hour or two of Palm Bay that is a strong growing market.( Sorry if this post is a little scattered, I had it completely typed out, dialed in and lost it all and had to try again. )Much love Bigger Pockets crew!

I've used this to study Days on Market (both rent & solds) for different neighborhoods, avg. rent $/sq.ft in a neighborhood and how consistent or variable that is, regression analysis of a scatter plot of data to tell me for each neighborhood how much value their might be to adding square footage on a flip, etc.
