I did some major rehab (new roof, windows, etc) and also have a tenant in place now.

What were the most helpful aspects of the program for you?

House was 17 years old all brick rnach house with Andersen windows, solid hardwood floors, gas heat, ceramic tile baths and a new 6 month old roof. 

Neighbors tree fell on the roof of my rental during the Hurricane (state Florida).I called the city and they gave me the address of the LLC that owns that lot (its an empty lot, probably a builder owns it).I probably could find the phone number as well.Do I call them if I find the phone number and ask them to fix my roof and remove the other trees from the empty lot that they own?

This is how its done.As a rental rehabber (for my own portfolio) I just need; a decent handyman who can do simple electtrical fixtures, plumbing fixtures, fix leaks etc, an HVAC if I plan on replacing the system, a roofer if I need a roof (rarely), a painter, and a lawn guy to clean up the lawn.   

You remodeled it at some point and added a new roof and HVAC system and that was all in for 50k.

I have a unique background so I may be of some assistance to others in certain aspects.   

Also we always recommend having more than one vendor for each aspect of your company.

Ross:Here are my thoughts:1) "As is" basically says to me they do not intend to give a discount because you suddenly realized the roof needs replacing. 

It may be overwhelming to her to think about moving but you might be able to easily make some aspects of it easier depending on what feels heaviest to her.
