Always had more work than I could handle due to our reputation . 

The City has a reputation of having a strong investment market that draws out of State investors for a reason, but it takes time to learn how to execute it properly.

If someone can recommend a property manager in this area that is reputable and reasonable, I would greatly appreciate it.

I'm trying not to give my realtor a bad reputation so she/he can blame it on me. 

New Jersey gets a bad reputation because there are cities with extremely strict landlord laws, people invest in those areas thinking they are getting a good deal because the numbers "look good" on paper, long story short many of these areas are horrible places to invest with some of the strictest landlord laws in the world. 

Great company and local operation that does things right.Toledo is notorious for bad operators especially when it comes to contractors so the BRRR approach when investing out of state can end up in disaster.Just had a 1hr call with an investor that was going to purchase a property for cash and site unseen.A "reputable" realtor in town influenced him to buy without doing an inspection.Just by looking at the photo's, we could see a lot of problems with the property.Stay diligent and focus more on the people rather then the deals themselves.Much success 

I agree that's true but kind of a mute point imo... if you're concerned with the pex leaching chemicals then you should be concerned with the piping that city water travels in before reaching your pex lines and the quality of the city tap water in general.... as well as anything you drink that's bottled and any food that's bagged in plastic even those labelled as food safe which have been shown to leach chemicals.

We just bought some new white towels on Amazon, but they are still in plastic so the jury is still out.We prefer white.

It also I think enhances our reputation with our buyers to know how seriously we take the little stuff.
