If it's in a good area, cash flows, and hard to find another one to replace it, I'd rather keep it.  

Our insurance covered new floors for the entire house as well replacing subfloor in bathroom and two adjoining rooms.

We have roofers that we use that will actually do small repairs and will only tell you to replace the whole roof if it is actually necessary.

Major items include clearing overgrown shrubbery, replacing doors, fixing up the deck, getting a pond running again, and removing an in-ground hot tub.
