When it seems that you have tried everything and nothing seems to work, repaint your space.

In the "historic" communities like in Pontiac, they like to keep the integrity of the homes, and will not allow to have the windows replaced, just cleaned up and repainted.

I read on of these threads a few months ago about one landlord who used hardwood and just sanded and repainted when necessary.

The multi already has a tenant living upstairs and the bottom floor can be rented immediately once I tile the bathroom and repaint.. thank you any advice from fellow buy and hold investors or any one!

It will be easier for you the next time you need to repaint since you have a good base/starting point.

My question is: I purchased the house in Oct 2006 and the previous owners had thoroughly cleaned and repainted it before putting it on the market.

We are re-painting and filling in hundreds of nail holes, but that wasn't due to these tenants.

In that case, once the eviction was complete, we stripped the damaged carpets, had the hardwood floors refinished, changed the blinds, changed the light fixtures and added ceiling fans, and had the unit repainted by a professional.

I have tenants who just moved into my condo and are requesting compensation for: (1) repainting (I had to repaint a wall in a different color than they originally saw when I took down my speakers); (2) loud bathroom fans in each bathroom; (3) Ceiling fans that are outdated but functional; (4) wall wiring so that their t.v. does not reveal the wires; (5) fridge filter which admittedly was old and they noted that my flooring has a soft spot but did not request replacement (yet!).

Hello,I just got a quote from a painter and he quoted one coat of paint, caulking and the minor wood repairs I need on the outside of my quadplex. Do I need one coat or two on the exterior?
