For smaller investment amounts, we often see investors providing private loans or notes to other investors for their projects, which can offer attractive returns with the right due diligence.

My family also owned a construction company, so I have some experience in handling projects associated with real estate. 

You do the math.Plus all the the exterior projects: new siding, new roof, building out eave returns and soffit overhangs to fix the poor curb appeal, un-converting the attached garage, driveway, retaining walls, the detached garage, 144 truckloads of fill to create a front yard, landscaping... 

Constuction : Any contractor would again, give you $1k to $5k for a ready to start project.

I've used those before for shot-term funding for renovations/rehabs in projects.

I suspect maximizing the investment might make it slightly less desirable as an owner or at least the renovations might have lower ROI if sold to a homeowner.
