I have found my contractors through referrals.

The easiest is to become an affiliate and make a referral fee.The mega giant hard money lenders can make money netting 2% by lending hundreds of millions of dollars.

I hope to learn quickly and over time provide value to them in return through future deals.I'm of course open to recommendations, referrals, criticisms, and advice. 

Now, its the opposite and I don't waste time arguing over $100 and have referrals consistently.

The individual has told me they will be sending us the referrals for us to contact so we will see how that goes.

I would word it out differently, tell him if he cooperates you will help him when he's looking for new place, he can use you as referral. also let him know that the contract will give you the right of entry with proper written notification.
