I imagine that for most vacant houses, the garbage, recycling, and green waste bins are not moved to the street once a week on the relevant pickup day.

I have tried to keep my seed money  recycling in order to buy more properties and if I spent a ton on furnishing an Airbnb house it might be several years before I break even and get my seed money back.Has anyone else ran into this dilemma?

I am looking to BRRRR a few properties to keep recycling our private lenders funds.

- Keep a solid day job- Your property reserve should be monthly expense of at least $50 per property- Vacancy makes me sick- I'm never sick- Personally manage properties- Good record keeping- Own other assets- Recycle your capital and buy more assets- Professional tax returns- Buy Adobe, all your documents like loan applications should be typed, do not hand write them and look like your in grade school, report cards do not exist, financial statements are what matters- Go above and beyond delivering any request a bank might have quickly, neatly and in person- Provide more information to the banks that will make you look attractive- Buy sees candy for the receptionist- When your rejected by one bank call 5 more- Question everything, most of the time frontline bankers have there head up ... so question stuff and get to the decision makers- Document your repairs and buy a binding machine to present portfolios to the bank and impress the crap out of them- When you deliver items to the bank keep them simple.

Clear their stuff out, video the unit, change the locks and start the recycle for a new tenant.

You can try Habitat For Humanity they sell a broad range of recycled stuff.I shop at Home Depot except for specialty items .

RE cycles normally last several years, and the key is persevering when the market turns.

The new renters are not recycling I'm being accused, by the pres. of being the "recycle police" and told to back off.My goal, here, is to find arguments that support action; and that the appathetic members will support.

Our local waste management company (garbage and recycling) allow individual bins for 4 or less units, but require a dumpster for more.
