The City of Detroit, is unique and rebounding.

Because southern CA always is the first to rebound after recessions.

A single house on E 133rd in what's technically Collinwood I guess, but is not at all close to any of the parts of Collinwood that have much rebound potential.

Over the last few years, we did see a slight drop in rental rates as a result of some very large apartments being built but the number of multifamily build permits is down in '18 and '19 so I expect the rate to rebound. 

It is definatly a exciting time in real estate and is getting more competive as the market is rebounding fast these last few months.

AZ they are hiring 500 border guards and lots of construction people to put up a AZ wall.TX in Houston or Dallas are the ideal cities as the oil business will rebound.

Titusville (Space coast Brevard county) looks like its rebounding, it may be worth taking a look at.The suburbs just outside of the Miami city center aren't as expensive and provide a better ROI than the oversaturated high rises. 

I have seen MUCH worse predicaments and seen investors be able to rebound out of it. 

Hold cash flow positive until the market rebounds, make money on mean reversion of prices + a nice bonus if your speculation about the neighborhood was right.

For appreciation market like bay area or MA, buy now in 2023 is still the best, as the market started rebound, I plan to sell in the peak market again in 2026.
