Forced appreciation combine with rent increases make it a very lucrative strategy. 

That, combined with a couple other factors, has me confident that it will get the top rent in the area for any multifamily unit!

They have streamlined processes and for my clients, we rarely see more than 3-5 conditions from initial underwrite and conditional approval. 

Thought I’d share a deal with you guys that I completed a bit ago as I rarely see people talk about projects like this.I purchased a house that was repossessed by the bank.

To be fair this GC has his estate home next to my project and he did not want to see starter homes going in. we build semi custom highest price in town .. so there was quality of project that also interested him.. this would be a rare event out in the market..

In my experience, I hear of a lot of folks talking about this, but rare to see it actually be executed. 

Hopefully combining these 2 strategies while enable me to get my first deal done soon.
