Joseph L. if you're planning on raising rent by 13% with next to no improvements, your 10% vacancy is about to skyrocket....And depending on your location, an increase by that amount may be prohibited.

I was thinking that especially when it comes to retirement accounts that the IRS would make every effort to make the case this kind of activity falls under broker/dealer activity and apply UBIT or classify it as a prohibited transaction to blew up a SDIRA or penalize a SoloK transaction.

Just prohibit yourself from being overwhelmed.Even though I'm still learning I didn't hesitate to get into my first deal which is in the process.When anything ever comes into your head or something you're reading, such as a term being unfamiliar, research it right away and make sure you learn it.
