You’re either telling a small group or a handful of buyers about your deals prematurely, you don’t have enough agents with cash buyers on your list, or you’re selling them yourself.

In this case, you may really need that and you don't want to verbally obligate yourself to anything pre-maturely.  

I bought 6 properties that were basically rehabbed with chewing gum & bailing wire so I became pretty involved in redoing the previous rehabs & property management.

So it feels a bit premature to take on the mantle of experienced out of state investor!

It's only been 2 and 1/2 years since I made the purchase, so I may be premature in saying this, but I don't think I would base a decision to purchase a rental unit in a depressed area solely on the addition of an Amazon distribution center. 

If the activity for that new property is reported on the same tax return that the old property used it is the same taxpayer.However, where we're seeing things getting gummed up is when sellers who are on deed by themselves go to get a loan lenders are many times demanding that spouse be on the exchange as well.  

It sticks like gum.

THAT is the hard part.I am telling you this so you don't get discouraged and prematurely turn that sweet new blood into a sour back goo of misserableness lesness.. 

We will probably see a full third of our coal fired power plants shut down prematurely in the next 5 years or less if regulations do not change.
