If you have photos proving the carpet was in good shape when you left, I would absolutely push back and have no problem going to court.

In fact, I paid for 25 photos but was actually able to upload 48 without issue, which is a feature that costs $300 when purchase straight thru said broker... meaning I saved $150 in some ways, as the extra photos was the only feature I would've paid more for.It's a PITA to fill out all the info & disclosures required for the MLS... however, I'd assume that I'd be filling out most of that info with a realtor anyway. 

She ignored it all, then I get this handwritten letter with several photos of references to what she believe justifies her case. 

TIA, SandyMost of these are a huge disservice to sellers, as the listing agents don't do much if anything, don't market it, have the worst photos, weakest mls marketing verbiage, slowest response time to requests, etc. 

Are their listings detailed with good-quality photos?

@Jeremy Pastor, GIS overlayed onto an aerial photo will NOT give you any kind of exactness with boundary lines.

Our tenant on FB posted nothing but positive, feel good family photos, uplifting quotes, and stuff like that. 

Ryan didn't flinch one bit, instead he shared his story about his past, and even showed me photos of David and other students he worked with. 

Our local rental management company take 25% and we pay for all listings on VRBO/Homeaway/TripAdvisor/Flipkey, photos, videos, etc.
