I have tracked our property acquisitions on zillow over time - roughly 1/3 of them show an accurate acquisition price/date, 1/3 show no data in regards to our acquisition (just shows the property is "off market" in perpetuity), and 1/3 show the previous sold price on the property for the transaction that pre-dates our acquisition (aka we bought it in 2017, zillow still shows the property selling in 2015 at that transaction price).  

It is widely misused and perpetuated on BP when it comes to residential properties (even by experienced professionals as Corby pointed out).

But if they think rents would grow at 10% rate in perpetuity, they and their investors will be disappointed. 

So do not stereotype the law field. 

@Brandon L.Not sure how experienced you are, but everyone and their brother knows Zillow is perpetually MONTHS behind with their listings accuracy etc, which causes headaches for both the client and the agents..  

Allowing them to win only perpetuates this scam. 

The present value of a growing perpetuity formula is the cash flow after the first period divided by the difference between the discount rate and the growth rate.A growing perpetuity is a series of periodic payments that grow at a proportionate rate and are received for an infinite amount of time.

This is of course an exaggeration and a stereotype, but as others have pointed out, there's a tooth-busting kernel of truth to it.

I know the areas surrounding Peoria are nice in general and I know the general stereotype is that the further south in Peoria you go, you should probably just avoid it, but no specific areas that I know of.Any insight would be appreciated.
