Hi @Kenzer Hodgson to @Sarah Kensinger's point above, I'm not a fan of so many people spreading legal advice/insight on the forums, but at least it's better than Instagram/Facebook and YouTube. 

See what qualifications people are looking for and do what you have to in the meantime to produce income while you're studying. 

Don't expect these people to have anything to do with you once the transaction is over and a lot of bitter, nasty fights along the way. 

Mistake #3 was not having knowledgeable people around to be able to ask questions.

I think seasonality is starting earlier, but if people are starting this early, ahead of inventory bottoming, we could have a pretty crazy spring. 

We are looking to eventually relocate to the States"--that's great, a lot of people want to invest remotely in a totally random market and never go to it.  

Not going to get into a discussion about people being able to do what they want in their house but in PA, recreational use is still illegal. 

I see people doing this wrong in Michigan constantly.

The Ohio market is very strong and competitive, so people struggle to find deals with consistently great margins on flips, etc.

Don't agree one bit with that statement and Im getting a feeling that most people in this thread are inflating the struggles I've been facing.
