After 5 STRs or so, down the road I will parlay the profits into purchasing LTRs where the returns are much less but require a lot less time which is what @Avery Carl and @Luke Carl did.

We are a very large metroplex so I will wager it is not difficult at all IF you have the mailers directed to the right individuals in the right areas.

I'd wager any "good deal" you actually might of had you didn't recognize as the market seems to be doing really well there.Maybe get your real estate license and all those leads you can't convert as a wholesaler you might be able to pull 3% from?

I've been thinking about parlaying some of my equity towards acquisitions in Florida as well.
