I am currently a graduate student in the Chicagoland area and I am aiming to purchase my 1st rental property (ideally a house-hack in a 3+ unit property) this summer / fall (ideally in Chicago or nearby suburbs).

There are also a lot of new investments nearby in tech centers.

A house nearby came available. 

Maybe 1031 exchange to another property nearby - I would be cautious about long distance investing especially with cheaper cities or properties.

hey all, just getting my head out of the 9-5 mindset and looking to expand to real estate - I am initially very interested in cash flowing opportunities in Denver (or relatively nearby, up to Ft Colins Dows to Col Springs) - but am concerned they don't exist - would love feedback/advice/etc - also very open to cosmetic fixes with an acqiuisition but house hacking is not in the cards (at least not right now).....

Engage in conversations, follow regional investors, and make contact.Note that establishing a solid network is essential to real estate investment, and interacting with nearby investors may offer helpful advice and assistance.

Luckily, we have family nearby, so it's not as bad as it could be.

Know who are you targeting, what's nearby that will draw these people to your rental specifically.
