We typically find homes and do moderate to extensive renovations to them, then we put them under a property management firm out of charlotte that we have worked with extensively.

@Jay Hinrichs I saw that you had responded to me in the other thread, but that thread was deleted entirely by the moderators, so I never got to see it. 

I have self managed my properties for 5+ years and would say i am moderately experienced doing all rentals, property management, contracts and other related responsibilities.  

I'm new to BiggerPockets and am working with a company that specializes in doing light to moderate renovations on properties.

It was a combination of preparation and knowing when it was time to stop preparing and just go for it and see what happens.It has been cash flowing very well so far, as it was projected moderately well at purchase and rents in the area have only risen since then.

The neighborhood has good amenities in terms of a moderately thriving downtown area and the lake offers a nice backdrop and recreational activities.Does anyone have any experience with REI in Hobart or any insights to the area that could confirm what I think I'm seeing?

Invest in low to moderate risk mutual funds so its readily available? 

My most recent acquisitions have both been duplexes that I acquired using a HELOC and funding minor/moderate rehabs to update the duplexes making them rent ready.
