You may need to have a sprinkler system installed/ ADA compliance with wheelchair ramps, handrails, larger walk-in showers, wider doors and hallways, more fire extinguishers, etc.

As part of that process, they put conditions on your tentative map approval that can range anywhere from upgrading water infrastructure, sewer infrastructure, stormwater infrastructure, streets, sidewalks, ADA, overhead utility lines ... and for larger projects, parks, schools, making land available for churches.

The small multi-family market here is tight and at least in Ada county the numbers have been making more sense on SFH than multi.

Regardless of the law, a DA or AG would be all over that in order to show that they are trying to protect consumers from licensed agents that are supposed to serve the public and who should know better.

This only included the buildings erected, pads and doors. 16 foot ceiling, 50 x 100, 25 foot divider walls, Commercial steel ADA walk through doors, 5 inch concrete floor no rebar, Garage doors 14 tall clear height x 12 wide and Insulated roof and sidewalls.

It’s a rural but growing suburb about 20-30 minutes outside of Boise in Ada County, so your property taxes won’t be quite as high as Canyon County (not that they’re too high in Canyon County, it’s just Ada is lower).
