There's very little inventory in my area right now, and honestly after a decade of renovations I need a break anyway.

What set up costs are there and what's a typical price range for them?

All were bought with 20% down and the houses (aside from one) were over $200K which was at the price range for where I bought.

The max LTV available will range from 75-80%.

The group home is all girls ranging age 13-18years old.

These properties are in a smaller town (Crestline) but within an hour of Big Bear in the same mountain range.
